First-time buyers are making their mark at property auctions in Barcelona’s Sant Martí and Sants-Montjuïc districts, two areas where competitive bidding has recently turned the tide on a market long shaped by investors and international buyers.
The changing fortunes for newcomers come at a crucial moment. With home prices in central districts like Eixample still pushing well past €6,000 per square metre, Barcelona’s young professionals and families have increasingly set their sights further afield. Spain’s latest tranche of housing assistance, combined with the city’s targeted bonuses for first-time buyers, has shifted the calculus—and the map—for those hoping to secure a primary residence in 2026.
Sant Martí, especially in the up-and-coming stretches of El Clot and Provençals del Poblenou, has emerged as a clear front-runner. Auctioneers from Grup Subastas Catalunya report a 37% increase in winning first-home buyer bids in Sant Martí during the second quarter of 2026. Along Carrer de la Independència and Avinguda Diagonal, recent sales under €390,000 have included several two-bedroom flats snapped up by local couples using the Ajuntament de Barcelona’s Empadronat Jove (Youth Homebuyers Grant), which offers up to €15,000 in support toward a first purchase.
Meanwhile, in Sants-Montjuïc, barris like La Bordeta and Hostafrancs are seeing brisk auction activity at more accessible price points. Last month, a 65-square-metre flat on Carrer de Sant Roc sold at auction for €285,000, after a four-way bidding contest between young first-time buyers. According to Barcelona Notarial College data, half of all Sants-Montjuïc auction sales in June went to buyers under 35—double the rate seen in 2025.
The city is actively supporting these trends. The “Primera Clau BCNCasa” initiative, which began in January, provides loan guarantees for buyers with limited deposits in postal codes 08018 and 08014. Through May, more than 430 households had registered for the scheme, with 60% of approved applicants landing their properties via auction rather than private treaty.
While overall city prices are hovering near €4,100 per square metre, district-level variation is widening. In Eixample, supply remains tight and crowding at open inspections has deterred younger buyers. By contrast, Sant Martí’s supply has risen 14% compared to last year, according to Idealista figures. Median auction prices in Sant Martí fell 3% over the latest quarter, even as traditional sales posted slight gains, offering a vital opening for budget-conscious entrants.
The city’s housing office told The Daily Barcelona that inquiries about first-buyer support have reached a record, with over 2,100 applications between March and June. Local agentes inmobiliarios report young buyers often outperform investors at auction by acting quickly and using digital auction platforms—another key driver of their newfound success, particularly in more affordable zones outside the Gothic core.
The next major Empadronat Jove grant window opens 1 August. New stock coming onto the market in Sants-Montjuïc, especially near Plaça d'Espanya, is expected following infrastructure upgrades and refurbishments set for completion by late summer. Experts recommend first-time hopefuls prepare finances early and register with both Barcelona Activa and their local office of BCN Subastas for priority auction alerts.
Buyers willing to venture beyond the traditional hotspots and embrace Barcelona’s evolving fringe neighbourhoods now have a better shot at success than at any time in recent memory. Local options for grants, digital auction participation, and access to up-and-coming barrios are turning what was recently a distant prospect into a very real possibility for Barcelona’s next wave of homeowners.
